The project site is located in Sheung Wan; Telemax provided BEAM and LEED consultancy in term of design the whole E&M systems for this hotel and ensure the E&M systems could meet the criteria set out by LEED & HKBEAM. LEED Platinum level is the target of this development.
This building incorporates a number of energy saving features which ultimately lowers the overall building energy consumption by around 50% than its baseline energy consumption.
Some of the Green building features included:
Energy Efficiency
• Maximize the use of natural illumination
•Solar Panels and Solar Heat-Reclaimed Panels (E & M)
Harvesting of solar energy through solar panels and solar heat-reclaimed panels are applied in this project, which provided around 1.5% of total energy consumption.
Solar panels are placed on the roof-top, which also act to reduce the heat-island effect.
Water Efficiency
Rainwater and Condensate Water Recycling
A rainwater and condensate water collection system is implemented within the building where the amount of run-off is greatly reduced. The collected water can alternatively be used for irrigation, and as a result, water use can be reduced significantly.
In summary, water efficient devices further save 47.8% of water consumption.
Sustainable resources and Materials
This building use 100% of Reused timber from sustainable forest.
• Green Roof
The greenery landscaping consumes about 47.5% of the site area, 26.9% of Greening area in Horizontal. A roof garden is located on the 2/F of the hotel, which provides a comfortable and relaxing environment for building users and the public. On top of that, the green space can reduce the heat-island effect on roof and indirectly reduces energy consumption.
Other Green Building Features
•Counter-Weight Optimization
Energy use in elevators could account for up to 10% of total energy consumption in a project. In this project, counter-weight balance in elevators is lowered such that energy consumption could be reduced without affecting the elevators’ operation. It is predicted that counter-weight optimization can reduce energy consumption by 13%.
• Chilled Peltier Headboard
Chilled peltier headboard on the beds in guestrooms is another innovative feature incorporated into this hotel. The intelligent controller embedded in the headboard automatically adjusts the room temperature based on the guests’ body temperatures during the night, which in turn reduces the saves energy.
Achievement
This project obtained both Platinum Certificates for BEAM Plus in New Buildings and LEED for New Constructions, this is the first new building in Hong Kong awarded for the LEED’s highest level achievement. Furthermore, it is expect to obtain Platinum Award in the Green Mark and China 3 stars award in near future
